Introduction

Over the first half of 2022, Gaysha successfully completed the refurbishment of this Grade II listed building in one of London’s most iconic locations, Covent Garden, in the heart of the West End. Working with our client, Capco, alongside their design team, we modernised four floors of this Georgian townhouse to deliver a bright, airy, open-plan work space, whilst preserving its historical features.

Project overview

The Entrance Lobby

The dated entrance lobby was revitalised with contemporary lighting, scalloped wood panelling, bespoke metal door portals, terrazzo floor tiles and antique bronze stair nosings. The front door was replaced, and a CCTV and door entry system installed.

Office Space

The property contains more than 8,700 sq ft of office space, set out over four floors. Each floor was fully refurbished with new ceilings and floors, tea-points and new LED lighting throughout. The lift was completely renovated and the bathrooms refurbished with new shower rooms added.

On the top floor, the existing ceiling was removed to reveal a vaulted ceiling and exposed steel beams.

The Challenges

This was a sizeable refurbishment involving a lot of different trades, but the largest challenges were connected to the project location.

Covent Garden is one of the most popular destinations in London, attracting more than 42m visitors a year. It is a bustling, vibrant area and this had to be factored in when working on this project. Extra care had to be taken when working in outside areas or transporting materials to and from the building, due to the large numbers of people in the area. 

An addition complication was the temporary traffic order that was introduced in central Covent Garden in June 2020 in response to the Covid 19 pandemic. This was put in place to allow the timed closure (pedestrianisation) of a number of streets (including Henrietta Street) from 11am to 11pm to support social distancing and alfresco dining. Deliveries were only allowed between 7am and 11am which meant that careful planning was required to ensure that all necessary deliveries arrived before the street closed to traffic for the day.

External Terraces

Two attractive external terrace break-out areas were created on the first-floor, featuring decking and living-wall surrounds.

The End Result

The end result of this project is an eye-catching building, full of modern, desirable office space. From the striking pink exterior, to the tasteful internal paint scheme and plant-filled terraces, everything about the space creates an inspiring place to work. We think the final result is fantastic and would like to thank the client and everyone involved for their support and assistance.
