Introduction
During 2022, Gaysha successfully refurbished this period property in Bloomsbury. Working with our client, The Bedford Estates, and the design team, the goal was to deliver the refurbishment of this impressive townhouse and modernise its six floors of office space. A striking, contemporary extension was constructed at the rear and the roof terrace was overhauled with new skylights introduced to provide natural light to the offices below.
Project overview
A brief description of the works involved is listed below:
- Internal layout changes & structural repairs
- Window repairs and redecoration
- New doors & flooring throughout
- Full external & internal redecoration
- Paving of roof terrace
- New kitchens and WC’s
- Construction of new rear extension
- Installation of new roof-lights
- M&E upgrades, including new lighting, VRVs, data and small power
- Excavating/landscaping of rear garden and railing alterations
Office Space
The property contains over 5,480 sq ft of office space, spread over six floors. The offices were refurbished with energy saving LED lighting, new radiators and VRVs in bespoke enclosures, whilst care was taken to preserve the property’s historical features.
The Rear Courtyard Extension
The existing rear extension was demolished and the back garden excavated in order to create a new paved communal courtyard area. A new, modern brick, folded aluminium and glass extension building was constructed in the new courtyard, providing an additional kitchenette and an office suite with sliding glass doors.
The End Result
The end result of this 40 week project, is a boutique period property with contemporary additions, which retains the important historic aspects of the building, providing unique, modern work spaces full of natural light. The new extension and paved courtyard have turned the back garden into a stunning communal break-out area. This was a fantastic project to be involved with and Gaysha would like to thank the client and everyone involved for their valuable support and assistance.
